Development Manager

SAHEL Human Resources Services is hiring a Development Manager for our client, a well-established real estate development company in the Eastern Province. You will lead projects from land valuation through to client handover.
What you’ll do:
Coordinate development activities for building projects and manage design data models
Build dynamic pricing models and standard pricing structures to get the best unit mix, release strategy and revenue phasing
Work with Finance to consolidate cash flow, and lead cross-functional forecasting and reporting
Set up development workflows from land valuation to client delivery, and track timelines with the Project Management team
Run market, technical and financial analysis to support investment decisions
Prepare feasibility studies, business cases, budgets, schedules and risk registers
Prepare RFPs for consultants, contractors and vendors, covering scope, evaluation criteria and bid schedules
Lead design reviews from concept to detailed design, checking feasibility, constructability and compliance
Feed value engineering (VE) results into updated budgets, schedules and business cases
Track project performance against plan, flag risks, and recommend corrective actions
What we’re looking for:
Bachelor’s degree in Engineering, Architecture, or a related field
8+ years of experience in real estate development, with at least 3 years in a development or project management role
Strong background in feasibility studies, pricing models, and cash flow forecasting
Experience managing consultants and contractors, and running design reviews
Saudi market experience is required
Fluent in English; Arabic is a plus
